Keys can be picked up during normal office hours only. Office hours are Monday-Friday 9AM to 5PM. We
are unable to keep the office open late. Rent must be paid in full before the keys are issued.
Keys will be issued to the first resident/roommate who checks in with the office with a valid ID. We will give all the keys and the entire move in packet to that resident. If your roommate has already moved in/picked up the keys, you can go straight to your apartment to meet them and move in. We will not issue keys to someone who is not on the lease, including parents. A guarantor is not a leaseholder.
**Each resident is responsible for reviewing the Policies and Procedures Manual in the Move In Packet**
You will need to contact AEP to have the electric turned on and switched into your name effective the lease start date. This can be set this up in advance online or by calling them at 1-800-956-4237 or going to www.aep.com. Click on START/STOP SERVICE on the left side of the page. You can provide your apartment address or the meter number. The meter number for your apartment was sent to you in the move-in letter.
The cable/internet provider is Comcast. You will need to set up service with them directly. Their phone number is 1 (888) 266-2278. Their website is www.xfinity.com. Please note: They have the apartments listed as UNIT. ex: 911 UNIVERSITY CITY BLVD, UNIT 1, BLACKSBURG, VA 24060.

To log in, Click on the RESIDENTS tab on our website then PAY MY RENT. Your account number is listed on your statement. If making payment online, make sure the location is set to ssa (NOT DEFAULT) then enter your email address that is on file with the office.
For safety and security reasons, we cannot give your apartment address or apartment number or any personal information out over the phone. If someone else is paying your rent, please make sure to send this information to them.
Requests can be submitted online using our Maintenance Request Form to the right, by phone at (540) 951-9252, or in person at our office.
Work orders must be submitted by residents only (not parents, friends, significant others, etc.).

We provide free off-street parking for you and your guests. However, each resident is required to register their vehicle and get a parking pass. Each resident is entitled to one parking spot.
If your emergency is life threatening, dial 911. If there is a maintenance emergency after business hours, call our office for the on-call number for our 24-hour emergency provider.
Sturbridge Square is a pet-friendly community. Acceptable pets include: cats, dogs, hamsters, gerbils, guinea pigs, birds, turtles, non-poisonous frogs, and fish.
No more than two pets per apartment/townhome. Pets over 35 lbs must be in a bottom-floor apartment or a townhome. A pet addendum to your lease, up-to-date vet records, and a photo of the pet(s) must be on file with the management office. Residents must pay a $300 non-refundable, non-transferable fee per pet before the pet moves into the apartment/townhome. There will be a $400 fine per instance should there be evidence of an unregistered pet. This fine does not go toward the $300 non-refundable pet fee. All pets must be approved and registered with the management office, including pets belonging to sublessees.
We restrict aggressive breeds, and the following breeds are prohibited from the property: pitbull, doberman, rottweiler, chow chow, german shepard, pres canaries, wolf hybrid, dogs trained as attack dogs, and dogs trained as guard dogs for liability and insurance reasons. Snakes and spiders are not allowed.
Sturbridge Gardens, our new 4-bedroom apartment complex, does not allow pets of any kind.
Effective Monday April 25, 2016, the administrative fee for lease changes will be $100. This includes roommate changes and subleases. Please allow up to 5 business days for applicant approval once all applications, guarantor forms and fees have been submitted and paid. Please also allow up to 5 business days for the necessary leasing paperwork to be processed. Account MUST be in good standing in order to process. The new roommate or subletter must complete a resident application through Sturbridge Square and pay the application fee. After the new person is approved and payment is received for the admin and application fees, the necessary addendum to the lease will be completed by the office. All lease holders are required to sign the addendum to complete the changes.
